Full management built around the tenancy, not the paperwork

We take on the whole letting once a tenant is in place, from rent collection and safety renewals to inspections and repairs. You keep the asset and the decisions; we handle the daily running and tell you when something needs your sign-off.

We visit on a set schedule, photograph condition against the inventory, flag disrepair early and send you a written report after each visit.

Repairs and contractor coordination

Approved trades attend reported faults, with a spending limit agreed in advance so small fixes are handled without waiting on your reply.

Check-out and deposit returns

At the end of a tenancy we complete the check-out, agree any deductions with evidence and return the deposit through the registered scheme.

What do you charge for full management?

Our fee is a percentage of the monthly rent collected, and it only applies while rent is coming in. There is a separate charge for tenant find if you take that on its own, and any repair above your agreed limit is quoted to you first.

How quickly do I receive the rent each month?

We collect on the tenancy due date and pay you within a few working days after that, by bank transfer with a statement showing the rent received and any deductions.

Who holds the tenant's deposit?

The deposit is registered with a government-approved scheme and held there, not by us. We serve the prescribed information within the legal deadline and handle the return at check-out.

Do you handle repairs without asking me every time?

Yes, within the spending limit we agree at the start. Anything above that limit we quote to you and wait for approval, unless it is an emergency that risks the property or the tenant's safety.

Can you take over a property you did not let?

We can, provided the existing tenancy paperwork, deposit registration and safety certificates are in order. If something is missing we tell you what needs fixing before we take it on.

How much notice do I need to give to end the arrangement?

Our terms set out a notice period in writing, and you are free to leave at the end of it. We hand over the keys, files, deposit details and any outstanding rent balance when you go.
